Glomstua is an old charming log house, Trønderlån, built around 1884 and housing 2 families on each floor. There was once also a carpentry shop in the building. The building was the main house for the farm that owned the surrounding land with barns and other things. Today there is grass production on the land around the cabin.


The house was completely renovated in 2010 with additional insulation inside, new windows and roof etc. It has been chosen to keep the log cabin as it was set up from the start. Inside, the special green color from the start has been recreated in the living room. The cabin has electricity, 2 toilets, hot and cold water connected to the local waterworks.

Entrance
Staircase to 2nd floor. Wardrobe and possibilities for storing firewood.


Kitchen
IKEA kitchen with stove, fan, refrigerator, microwave, Moccamaster coffee maker, tea maker and all the cutlery and other things that should belong in a kitchen. Stoneware etc. Folding table that can be converted into a dining area for at least 4 people.


Living room
Large dining table with space for a festive group of up to 8 people. Wood stove with glass, sofa group that can also be converted into a sleeping area. TV with most of the channels offered by RixTv. Music system with mini Jack plug for connecting an external audio device.
Several well-known games are found, in the bookshelf in the living room, for young and old.

The cabin has its own wood stove. Users of the cabin provide their own wood for their stay. Wood chips should not be used as it can damage the chimney!

Outdoor area
At the entrance to the building there is a parking lot. Large parts of the plot are natural land that remains untouched during the summer months. The plot borders the Røros railway. Few trains a day which is an exotic experience. The locomotive driver whistles if you wave. There is outdoor furniture and a charcoal grill that is put out for the summer season.

IMPORTANT INFORMATION ABOUT CONDITIONS FOR RENTAL AND USE OF THE CABIN SUMMER (FROM APRIL 20 TO OCTOBER 1)


Electricity and costs for electricity consumption and network rental:

The main fuse for the cabin is turned off. Connected at check-in and off at check-out. Electricity costs, electricity and network rental, are in addition to the rent according to the following rule:


At check-in. The main switch for electricity to the cabin is turned off. The first thing to do is to turn on the main power switch and take a picture of the meter display showing the meter reading on the electricity meter (Electricity meter is running on the 2nd floor, by the stairs/towards the bedroom.

Upon check-out, a new picture is taken showing the new meter reading. The main fuse in the electrical cabinet is disconnected. The picture taken of the meter is sent to the landlord who shortly afterwards sends a settlement based on the electricity agreement with actual costs from TrøndelagKraft for electricity consumption and network rental. The cost is paid via Vipps to the same phone number as the owner, here 91383161.


I M P O R T I N G If the electricity meter is not disconnected at check-out, electricity consumption will be forwarded until a new electricity reading is taken.


After October 1, the cabin must be tempered so that the heating is on at check-out. Water is turned off in the basement, etc. Separate information about this is sent to the user


Refrigerator: The refrigerator door must be left in the open position when users check out. If this is not done, the refrigerator can be destroyed by black fungus. The costs for cleaning or purchasing a new refrigerator will be charged to the guilty party. Therefore, remember to leave the refrigerator open, with something between the door and the refrigerator, before checking out.


Heating with electricity after check-in. Remember that when you connect the electricity after checking in, the hot water tank also starts to heat the water. Therefore, do not turn on all panel heaters at the same time, including the stove. The main fuse can trip as a result of too much electricity consumption at once.


The cabin is handed over cleaned. If it has been a while since the previous user was at the cabin, it is natural that there are cobwebs around the window frames and dead flies. This applies to all houses and cabins and is completely normal and harmless. The alternative is a hotel with daily cleaning. There is a cobweb brush in the cabin. It takes 10 minutes to go over all the windows.


COMPLAINT: It is important for a complaint to have value that the user of the cabin contacts the owner directly at 91383161. Also contact if there is anything you react to, for example missing inventory, stoneware, cutlery and other things that should be in the kitchen, cleaning, garbage, forgotten things/clothes etc. from the previous user etc.


Cabin rules

  1. Glomstua is rented to adults, responsible people.
  2. Smoking in the cabin is not allowed.
  3. The cabin must be left tidy and cleaned according to the notice in the cabin. All garbage, empty bottles and newspapers must be taken away.
  4. Please do not leave any food you brought with you, including dry food or drinks.
  5. The tenant can optionally order a cleaning service for an additional fee of NOK 1500, -, if possible. Discuss the possibilities directly with the owner. The amount is paid directly to the cabin owner no later than upon arrival. The cabin must still be left tidy, ref. the point above.
  6. Dogs are only allowed by prior agreement with the cabin owner. If permission is granted, the cabin must be cleaned extra thoroughly. If a final cleaning is ordered, a surcharge must be expected in the price.
  7. The daily price applies to 7 people, which is the maximum number of people who can stay in the cabin.
  8. Renting Glomstua for parties/events must be approved in advance by the landlord.


Cancellation policy

The stay is paid in full upon booking, or by agreement between the landlord and the tenant.
If cancelled up to 30 days before the start of the stay, 85% of the amount will be refunded.
If cancelled between 30 - 15 days before the start of the stay, 50% of the amount will be refunded.
If cancelled 15 days or less before the start of the stay, no refund will be given


Other conditions

In addition to the cabin rules as described above, the conditions set out in the attached document called "Standard additional conditions Glomstua" apply. When booking, it is confirmed that these have been read and accepted.


We recommend that all tenants have their travel/cancellation insurance in order.

Cancellation/changes in the rental agreement must be addressed to the cabin owner.

If payment is agreed in advance or on the day of check-in, then the code to the door will only be handed over if payment is registered. Payment can be made with Vipps, bank transfer or cash on site. This also applies to agreements on final cleaning.


Long-term rentals are possible with different conditions for private individuals and

companies. The cabin is closed in winter but can be rented out for long-term rentals.

If necessary, contact the cabin owner for clarification and an offer.

Glomstua, the cabin, is located by the Glomma River, 30 meters away from the cabin, in an agricultural area on a private side road towards the Glomma River and the Røros Railway at Orvos, about 4 km from the center of Røros.


Relatively little traffic on the Røros Railway and trains are exotic to watch as they pass Glomstua. The Glomma River starts about 4 km northwest of Lake Aursunden.


Lots of fishing opportunities. Kongens Gruve is located a few km west on the mountain Alberga.

Near Glomstua there are several hiking trails in winter and summer. Røros and the Røros region offer fantastic opportunities for everything you could want in terms of sights and outdoor activities (www.roros.no)
